How to Upgrade to Windows 10 Using Windows 8.1 Pro MAK key using Pen Drive?

I tried to Install Windows 10 using Pen Drive I was asked to enter the Product Key, I used my windows 8.1 MAK key but it says please try another key.

Please Help? 

MAK product keys are only suitable for Volume License installations, you won't be able to use the WIn8.1Pro MAK for an upgrade to Win10.
Ask your Volume Licensing admin for the suitable Win10 VL media and MAK.

I have downloaded Win 10 installation on to a USB drive. and I had also tried windows update process I got the following massage unable to upgrade manually to upgrade wait for Auto upgrade. can you please how to upgrade.
