I have an application that is unable to install an update to its folder.  On inspection, the folder is not viewable by Administrator.  I have tried all of the standard methods to take ownership of the folder and nothing works.  I tried:

* Takeown command

* ICACLS command

* Windows File Permission | Advanced | Change Owner

and all of these fail with Access Denied messages.
