How to calculate % of NULLs needed to acheive 40% net space savings on SPARSE columns

I know the following link has the %'s listed, but I'm having trouble figuring out how to calculate them myself.

Since the site does specify that 20% to 40% is what one would want, they only list those %'s that would be a 40% net savings, but I can't figure out how to calculate it, possibly I'm missing something obvious.

This is really just for my own understanding, so any help is appreciated.
